1. Schedule regular inspections.
It’s crucial to schedule regular preventative maintenance inspections to ensure your commercial roof lasts as long as possible. When properly installed and maintained, a commercial roof can last you more than two decades.
Whether you have a flat or low-slope roof, experts recommend that your commercial roofing contractor professionally checks out your roof at least twice a year, or about every six months. These checks are best done in the spring and fall, right before any extreme weather hits your hometown.
During this time, your contractor should be on the lookout for any loose shingles, broken tiles, or damage to other roofing materials (most are made of steel, copper and metal). Keep track of each visit to ensure your roof isn’t enduring any recurring damages, or to relay any information to a new contractor if you decide to switch experts.
